A useful heated driveway estimate separates the cost of building the driveway from the cost of heating it. For an Oakville or Burlington homeowner, the decision also depends on the area being heated, available services and how the system will be controlled. Price the same heated area in every proposal
Mark the heated footprint on a drawing. Confirm whether the proposal covers the full driveway, selected routes, the entrance or other adjoining surfaces. Include the parking arrangement and the path people use to reach the house. Two prices are not directly comparable if they heat different areas or leave different surfaces to be cleared manually.
Ask the designer to explain the choice of system and the assumptions used to size it. Do not select equipment from driveway area alone; the responsible supplier and trades should assess the installation and service requirements for the proposed design.
Separate the budget into identifiable parts
- Pavement construction: removal, disposal, excavation, preparation, drainage, paving, edges and restoration.

- Services and controls: electrical or mechanical work, any required service changes, sensors and control equipment.
- Design and approvals: drawings, specialist input, applications and inspections where applicable.

Ask which items are fixed prices, allowances or exclusions. Keep tax treatment and optional upgrades explicit. If a utility assessment has not been completed, identify the related amount as unresolved instead of treating it as a confirmed total.
Evaluate running costs with written assumptions
An operating-cost estimate needs more than a promise that the system is efficient. Ask for the energy source, applicable tariff assumption, estimated operating time and control strategy. Different weather and operating settings will produce different results. Treat a seasonal estimate as a scenario, not a guaranteed bill.
For equipment with a specified electrical load, a basic energy scenario uses kilowatts multiplied by operating hours, then applies the relevant energy rate; it does not capture every bill component or necessarily describe how the installed system cycles. Have the supplier explain the method appropriate to the proposed system. Compare estimates only when their assumptions are visible.
New construction and retrofit are different scopes
If the driveway is already due for replacement, some pavement work would occur with or without heating. Ask for the incremental heating cost separately from the complete project total. For an existing driveway, establish which materials can be lifted, retained or reused and what investigation is needed. Do not assume that heating can be inserted without affecting the pavement assembly.
Review drainage and the transition to unheated areas as part of the design. Discuss access for future repairs and retain installation photographs before the surface is closed.
Use a practical decision test
List the access and winter-maintenance problem you want to solve. Compare a complete heating proposal with your current maintenance arrangement, taking account of convenience and the usable area rather than inventing a guaranteed resale return. Ask for relevant completed installations and the actual warranty conditions before deciding.
