Heated Driveways in Burlington

Make the parking area, walking route and driveway layout work together through winter.

Define the routes you need to keep usable

For a Burlington home, start the heated-driveway discussion with the everyday route from the vehicle to the house. Milton Stone considers parking positions, garage doors, front steps and side access before proposing the heating footprint. Mark the routes on a plan so an equipment allowance reflects how the property is used.

A front-yard renovation may combine a new driveway, a walkway and landscape lighting. Coordinate these decisions early: adding a narrow heated path after the paving layout is complete can change the planned details and connections. The objective is a coherent route, not simply the largest heated area.

Check whether the driveway layout is changing

Burlington regulates driveway modifications, including widening and changes in configuration. The City’s guidance links allowable width to the property and calls for permit review before alterations, subject to its stated approval conditions. A proposal that increases hardscaping needs to be assessed against the applicable requirements.

Decide whether your project replaces the current footprint or changes its shape. Provide a survey if available and have the proposed layout reviewed before treating a wider driveway, circular arrangement or additional entrance as confirmed. Heating equipment does not determine what site changes are permitted.

Compare zones and connection work

Ask the system designer to assess the proposed heated areas, available supplies and intended controls. Full-width heating, selected vehicle areas and a connecting walkway are different specifications. They should be priced and assessed as such rather than compared using one headline square-foot rate.

Connection work can affect the scope beyond the driveway itself. Identify routes for electrical or other required services, locations for controls and access for the appropriate trades. Record responsibility for testing before the finished surface closes the installation.

Resolve the landscape edges and operating plan

Review drainage at the garage, sidewalk and adjoining unheated areas. Meltwater still needs a suitable route. Coordinate levels and edges with steps, planting beds and any retaining work included in the project.

The written quotation should cover demolition, preparation, the finished surface, heating, controls, connections and restoration. At handover, ask for an explanation of how the system is intended to operate and what care it needs. Availability, system performance and operating costs depend on the actual project and conditions.

Questions before you begin.

Can I heat only the route from the car to the front door?

A targeted area can be assessed as part of the design. Its boundaries, drainage and relationship with unheated surfaces need to be considered.

Does a driveway-heating quote include a new driveway?

Only if stated. Request separate descriptions of heating equipment, removal, preparation, paving and connections so the complete scope is clear.
