MILTONSTONE / RESOURCES · HOMEOWNER QUESTIONS
For new-home owners and major renovation projects
Should I Build the Pool Before the Landscaping?
Usually, coordinate the heavy pool construction and underground services before final paving and delicate planting. Plan the complete landscape first, however, so levels, access and drainage work together. The right construction sequence depends on your property and any concurrent home renovation.
Coordinate the house and landscape architecture
When should landscape planning start during a home renovation?
Start before finalizing exterior door elevations, additions, drainage and major utility routes. Share the architectural drawings and desired outdoor uses with the landscape team. Early coordination can reveal conflicts while they are still lines on a plan rather than completed concrete, paving or walls.
What drawings does the landscape team need?
Provide the available survey, proposed house plans, exterior elevations, grading information and relevant approval conditions. Identify what is existing, proposed or still undecided. A concept rendering helps communicate appearance; dimensioned, coordinated drawings and any required professional design support construction and approvals.
How do we create a comfortable transition from patio doors?
Coordinate door thresholds, landings, steps, drainage and finished paving levels together. Do not raise a patio simply to achieve a flush appearance without reviewing the building and drainage implications. Our Milton project replaced an awkward exit with a more practical landing and integrated steps.
Can Italian-inspired landscape architecture suit a contemporary Canadian home?
Yes, as a design direction: use proportion, strong geometry, a restrained material palette and purposeful views rather than copying decorative features. Translate those ideas to the property’s climate, drainage and maintenance needs. MILTONSTONE’s multigenerational construction background informs that approach; required professional drawings remain specific to each project.
Access, utilities and construction sequence
Should the pool go in before the final driveway and landscaping?
Often the heavy works should be coordinated before vulnerable finishes, but the correct sequence depends on access and the house build. Map deliveries, excavation, lifting, storage and reinstatement. Avoid finishing the only access route and then assuming it can carry later equipment without damage.
What services should be planned before paving?
Coordinate the approved routes for pool plumbing, electrical supply, lighting, irrigation, gas, drainage and any future structures in the agreed scope. Record those routes for handover. Unplanned trenching after the terrace is complete can require avoidable removal and restoration.
Who handles electrical capacity and gas requirements?
Have an Ontario Licensed Electrical Contractor assess the electrical scope and required notifications. Use properly registered fuels contractors and certified technicians for regulated gas work. A pool heater, outdoor kitchen or sauna should not be specified on the assumption that the existing home services have spare capacity.
Do utility locates include everything on the property?
Do not assume they do. Utility-owned infrastructure and privately installed services can require different locating arrangements. ESA specifically identifies private infrastructure such as wiring to a shed as requiring an underground locating service. Resolve both before excavation, including any services installed during the home renovation.
Budget, phasing and responsibility
Can we build the landscape in phases?
Yes, when the final plan informs the first phase. Prioritize levels, drainage, access and infrastructure that later work depends on. Identify which areas will be reopened and which finishes are permanent. Treat future features as planned options subject to design and approvals, rather than promising that any addition can be fitted later.
How do we compare a combined pool-and-landscape quote?
Use one coordinated scope with drawings, material selections, quantities where appropriate, allowances, exclusions and restoration responsibilities. Separate the house contractor’s work from the landscape and pool work. Ask who owns each interface—such as the patio-door landing or equipment supply—so it is neither omitted nor charged twice.
Can we reuse sentimental stone or existing features?
Sometimes, after checking condition, dimensions and suitability for the new use. In the Milton transformation, natural stone from the original steps became a custom bench because the material mattered to the homeowners. Identify items to retain before demolition and document protection, storage and any design limitations.
Local approvals and handover
What is different about a new subdivision in Milton?
Milton states that an unassumed subdivision requires a developer’s clearance letter for a pool. Check the subdivision’s status before finalizing the installation schedule. Existing grading obligations and access restrictions also need to be understood; a new property does not automatically provide unrestricted construction access.
Can a pool permit cover the cabana, deck and home addition too?
Do not assume one approval covers the whole project. Pool enclosures, structures, building alterations, grading, trees and regulated lands may follow separate processes. Toronto, Oakville, Burlington and other GTA municipalities have their own requirements. Build an approvals list for the complete scope and coordinate the relevant designers and contractors.
Who should be my point of contact across the project?
Name the lead contact and each contractor’s responsibilities before work starts. MILTONSTONE offers a project-butler approach for its project coordination and client communication. Agree how that person communicates with your architect or home builder, how changes are approved and what documents you receive at handover.
