MILTON STONE / HOMEOWNER QUESTIONS
Why Can Two Same-Size Landscaping Jobs Have Different Prices?
Two landscaping jobs can cover the same square footage and still require different amounts of preparation, labour, equipment and material. Area tells you how much surface is being covered. It does not describe everything needed to build it.
The examples below are illustrative comparisons, not quotations or descriptions of specific clients’ projects. They show what to ask about when comparing costs in Oakville, Burlington, Milton and the surrounding GTA.
Example 1: two 400-square-foot patios
Both homeowners choose the same paver. At Property A, equipment can reach the work area directly and the proposed patio has a simple shape. At Property B, access is narrow, materials must travel farther and existing concrete must first be removed. Property B may require more handling, demolition and disposal even though the finished patio area is identical.
What to ask: Does each price include the same removal, access protection, preparation and restoration? How do site conditions affect the installation method?
Example 2: two 100-square-foot porches
One porch has a suitable existing structure and a straightforward surface layout. The other needs investigation of damaged areas, new step finishes, several exposed vertical faces and carefully fitted edge pieces. A square-foot measurement of the top surface misses much of that second scope.
What to ask: Are risers, sides, landings, coping and repairs included? What assumptions have been made about the existing structure? Explore our stone porch service and pricing guide.
Example 3: two driveways with the same area
A simple rectangular driveway with one material is different from a driveway with borders, intricate cuts and several transitions to steps or walkways. Existing surface removal and underlying conditions can differ too. The amount of finished paving alone does not capture those differences.
What to ask: Are material thickness, pattern, borders, preparation and transitions specified consistently? Which work is included at the edges of the quoted area?
Separate scope differences from business differences
Even when the scope is genuinely the same, contractors may price differently because of crew organization, equipment, purchasing, availability and overhead. A lower number does not by itself prove an omission, and a higher number does not establish better workmanship. Ask each business to explain its proposal and provide relevant evidence.
Compare the entire job in five steps
- Use the same drawing and measured work areas.
- Match the material selections and installation details.
- List demolition, disposal, access and restoration separately.
- Identify assumptions, allowances and exclusions.
- Confirm how changes will be documented and approved.
Our landscaping quote comparison guide provides a practical checklist. Our allowances and exclusions guide explains how unresolved selections affect the comparison.
A real example of looking beyond the surface
In our published Milton hillside case study, an initial patio enquiry led to a wider assessment of deteriorating steps, timber structures and the slope. The eventual project covered a much broader scope. It illustrates why the condition around an improvement matters; its budget is not a benchmark for an ordinary patio.
The MILTON STONE Property-First Plan helps connect site conditions, scope, sequencing and materials before construction begins.
