Who Is Responsible for Subcontractors on Your Landscape or Pool Project?

Before hiring a landscape or pool contractor, ask who will carry out each part of the work and who will coordinate it. A project can involve several trades. The important practical question is whether you understand each role and have a clear contact when something changes.

Separate coordination from individual trade responsibilities

Ask your main contractor to explain which work its team performs and which work involves other contractors. Clarify who schedules those teams, who gives site instructions and who checks that the agreed work has been completed. Record responsibilities in the project documentation rather than relying on a general assurance that everything is covered.

Ask how contractors are selected

Relevant experience matters, as do reliability, communication and conduct on a client’s property. Ask what the business checks before working with a contractor and how it communicates its standards. Request relevant credentials and insurance information for the proposed scope where applicable. A professional business should be willing to explain its process without disclosing private personnel information.

Know who is expected on-site

You should have a practical way to ask which team is attending and what it will be doing. Agree how unfamiliar arrivals are verified through your project contact. Do not give access or authorize additional work simply because someone says they are connected with the project.

Use one route for changes

If you request a different finish or extra work, send it through the agreed project contact. Confirm who can approve scope, costs and schedule changes. Directing several trades independently can lead to conflicting instructions or uncertainty about what has been authorized.

Know how concerns will be handled

Ask who to contact if you are concerned about behaviour, access, damage or workmanship. Describe the facts and provide relevant photographs when appropriate. Ask for the concern to be acknowledged and for the next steps to be explained. Clear communication makes it easier to distinguish a question about scope from a conduct issue requiring prompt attention.

Questions to ask at your consultation

  • Which parts of the project will your own team perform?
  • Who coordinates other contractors and their access?
  • What standards must everyone follow on my property?
  • Who may authorize extra work or a substitution?
  • Who do I contact about conduct or workmanship?
  • What documentation will I receive at handover?
